What are the benefits of buying in a new housing development?

There is the simple fact that many people like the idea of being the first to live in a new home but there is also a financial and long term benefit:

Do Transfer Duties apply?

No. Transfer duties do not apply on new developments. Instead, we have to charge VAT which will be clearly displayed in your property price.

Does VAT apply?

In the absence of the payment of transfer duty, VAT does apply. All quoted prices at Serenity Hills include VAT.

What does my home include?

All homes at Serenity Hills come with high quality finishes complete with international brands such as Hansgrohe and Bosch. Finishes include porcelain tiles throughout, and granite tops in the kitchen. All homes come solar ready, with the DB split between essentials and non-essentials. Carports are standard on all homes. A variety of upgrades are available for you to customise your home and add your personal touch. These include additional carports, single, or double garage, quartz countertops, eco-focused options such as rainwater harvesting and solar packages.

Is there Medical Care on site?

Serenity Hills will have on site medical care such as frail care, and home-assisted living. These will be fully developed over the next 3 years. Home care and assisted living will be available from Phase 1.

What facilities are available from Phase 1?

Clubhouse with communal pool and kids pool, kids playground, 2km, 5km and 10km walking/running trails, 5km alpine hike, 5km and 10km MTB trail, Restaurant (The Packshed), Schrebergarten (communal gardens) and Dam.

Is Serenity Hills pet friendly?

Yes. Serenity Hills allows dogs & cats. Please ask for detailed rules & regulations on having pets at Serenity Hills.

What are the estimated levies?

Levies depend on the home configuration, and start at approx. R1,500 per month.

What is included in the levies?

All costs associated to the common areas of the estate but not to your private house: General maintenance, repairs and landscaping of communal areas, fence and roads, electricity and water of communal areas, administration fees and security of the entire estate.

When is occupation planned for?

Phase 1 construction has commenced, with the first residents taking occupation in mid-2024.

Can I buy a plot and build my own?

No. We have an appointed Master Builder with over 30 years of experience. However, there are a variety of layouts available and optional add-ons to customise your home.

Can we come for a viewing?

Yes. Please pop by our newly built Show Unit! Available plots have also been marked out on-site. Please contact your nearest agent to schedule an appointment and viewing.

How secure is the Estate?

Serenity Hills has committed to providing the highest standards in security. Working together with one of the best and most well established security companies, it will consist of gated 24h access control, 24h patrolling, CCTV, perimeter and electrical fencing.

Is there public visitor parking?

Yes, parking for guests is available.

How big are the buffers between the neighbours?

Enjoy the privacy of your home with generous buffers between the homes consisting of indigenous plants, trees and bush.

Will there be fibre internet available?

Yes. Serenity Hills is fibre enabled and will have a fibre provider available.

Is rental / buy-to-let allowed?

Short term/holiday rental is restricted to minimum stays of 14 days in order to reduce traffic on the estate. Short term/holiday rentals will need to be administered through a pre-approved property manager or agent.  Long term rentals are allowed. The liability and responsibility remains with the registered owner.

Is Serenity Hills family friendly?

Yes. Serenity Hills offers a great lifestyle for a family to settle down. Imagine you can have peace of mind  while your kids run around in nature with their friends. Serenity Hills has outstanding facilities such as playgrounds, communal pools, sport activities and lots of space to reignite with nature.

Can I retire to Serenity Hills?

Yes. Serenity Hills offers state of the art facilities and standards to retire in a warm and safe environment. While there are certain areas and plots reserved for 50+ clients, you can choose to buy and settle down anywhere in the estate.

How much private conservation/recreational space is within the Estate?

Serenity Hills is considered as a low density Estate. Serenity Hills comprises 120 ha of land, of which 70 ha will remain private conservation with lots of recreational space. It is also home to 250 bird species, 49 butterfly species and game.

What are the restrictions in terms of visitors/extended families?

You can always welcome visitors. The can either register when entering through the main gate or you can pre-register them through the Serenity Hills app (coming soon!) for a quick registration at the gate house.

Are cultural rituals allowed within the Estate?

Small in-house cultural/religious events are allowed. The estate does not allow any kind of small nor large cultural or religious gatherings in communal/public spaces within Serenity Hills.

Will the recreational space and communal areas close at a certain time?

Yes the communal spaces will be closed during the night time.

Is there a sea view?

Serenity Hills offers a wide selection of plots of which many have sea views. We suggest reserving your plot promptly to avoid disappointment.

How far is Serenity Hills from the beach, schools, and malls?

Serenity Hills supreme location means you are within a few minutes’ drive of a variety of blue flag beaches, shopping malls, private and public schools, restaurants and other popular attractions.

Is there game or any other animals within the estate?

Serenity Hills is home to 250 bird species, 49 butterfly species, bushbucks, duikers, genets and jackals.

Can I go fishing within Serenity Hills?

Serenity Hills is bordering onto the Vungu River with access to a private river promenade. If you are in possession of the right fishing licenses you will be able to fish from your “doorstep”.
